To get the maximum life from all hard floors it is important to ensure that they are properly prepared and fully sealed. It is ideal to make sure that this process is in place from the time the flooring is laid. We understand that this is not always possible, and we are well setup to recover many floors that have not had a good maintenance routine.
Damage to your flooring can easily be done to an unsealed floor just by daily walking on the flooring such as vinyl.
Dirt and sand are easily brought in from our shoe, then even dragging furniture across the floor including rollers under chairs are a few examples of the cause of friction and damage on an unsealed surface. This will all deteriorate the surface of the vinyl basically wearing it out and damaging the original surface of the flooring.

Stripping and Sealing
The process of removing the old sealer from the floors surface and laying new coats of sealer followed by several layers of polish is known as stripping and sealing. This is done in order to protect the vinyl from minor damage caused by wear & tear and to keep them from looking dull and lifeless. Most importantly to ensure the original surface of the floor is protected
Hard Floor cleaning – Frequently Asked Questions
We often find that our customers have many of the same questions about the professional cleaning of hard floors.

Here are some of the most common questions we are asked:
What does stripping the floor mean?
Stripping is the process of removing existing layers of old site-applied sealers and/or finishes from the flooring surface. A standard stripping chemical is diluted and applied to the floor with a mop or solution applicator and allowed to dwell. This solution penetrates the finish and re-emulsifies it into a semi-liquid state. Abrasive agitation is needed to completely remove the finish using our floor machine and manual labour.
What is meant by sealing the floor?
A sealer is a substance that, when applied to a porous surface that prevents the transmission of liquids through that surface.
Sealers may dry to a shiny finish when applied to the floor but they are not intended to be burnished to a shine like a polish is – you’ll get your shine but eventually you will wear the seal through. Sealers are intended to be a permanent barrier between the surface to be treated and liquids. Generally a seal goes down first, followed by polish.
When should you use polish?
Polish is a substance that is applied to a surface to protect it and enhance its appearance. So for porous floors, the polish is applied on top of the seal, to give your floor its shine – and to protect the seal! The idea is that polish can be reapplied and maintained fairly easily, leaving the seal in place to protect the floor surface.
I have had new vinyl/lino laid that has no sealer on it. Do I need it sealed?
If your new vinyl has a matte look to the surface and when wet the water seems to almost absorb into the floor, then there may not be any sealer on your new floor surface and you may need to contact your supplier and find out if you need to strip and seal the vinyl. If there is no coating on them you will need to have them sealed immediately in order to protect them from damage due to regular daily wear and tear.
I have had new lino/vinyl laid and it has a small amount of factory sealer on it. Does this ever need to be resealed?
Your new vinyl when purchased may have a small amount of sealer on it; this is to make it look shiny and new when first laid and to also protect it from getting dirty or damaged during transit and storage. Once the vinyl is laid on your floor it will not take long, despite regular sweeping and mopping, for the shine that was on your floor to disappear. This occurs as there is normally only one or two coats of sealer on the surface which with daily foot traffic would soon be “sanded” away after a couple of months of use. In this instance your will need to have your floor either stripped and sealed immediately after laying or within a couple of weeks/months of laying, depending on the degree of traffic the floor gets.
